Since 1999, Ricketson Appraisal Services, Inc has been a leading provider of appraisal services to the North Georgia area. Our company was founded in 1999 by Leon & Carolyn Ricketson and is located in White Plains, Georgia. 

At Ricketson Appraisal Services, Inc, our real estate appraisers strive to provide the very best real estate appraisal services in the area. Our appraisal services include real estate appraisers for expert witness testimony, appraisals for trusts, divorce, estates, probate, taxation issues, PMI Removal and complete residential real estate valuation. We have associated appraisers that can provide commercial real estate valuation needs. Our staff of real estate appraisers or associates includes designated appraisers and those who hold major designations such as the MAI and SRA designations.

Knowledgeable real estate appraisers know when property values will rise or decline – because they study real estate market conditions. Our real estate appraisers have both the knowledge and expertise to help you estimate the value of your home so you can:

•  Ensure that it is priced correctly to sell. An overpriced home can sit on the market for a year or more. An under priced home may sell quickly, but for potentially far less money that it is actually worth.

•  Determine if you can remove your PMI (Private Mortgage Insurance). With the data in an appraisal report rendered by certified real estate appraisers, the mortgage company will most often remove PMI (Private Mortgage Insurance) with little trouble. Hiring an appraiser to find out if your property qualifies is the first step in removing PMI.

Ricketson Appraisal Services, Inc. is family owned and operated. We are all Licensed or State Certified Residential appraisers in the state of Georgia.  We have two associate appraiser’s who have their own appraisal companies that will work with us as needed on jobs that require their expertise.

Bertram L. (Leon) Ricketson
Currently a Director of Ricketson Appraisal Services, Inc., A Georgia Real Estate Appraisal Company, serving the Lake Oconee Area and surrounding counties; licensed as a Real Estate Appraiser in August 1992; worked full  xtime as an independent contract appraiser from August 1992 until forming Ricketson Appraisal Services, Inc. in November 1999.

Earned a Bachelor of Science in Business Administration, North Georgia College   x Dahlonega, Georgia, 1965; a Masters Degree of Business Administration, Arizona State University   x Tempe, Arizona, 1973;

Real Estate Appraiser since August 1992, appraising single family residents, multi  xunit residences, condominiums, small income producing residential properties, vacant land, estates and executive relocations.  Previously directed operations of residential appraisal office for Ronald S. Foster & Co. Inc.  Duties, in addition to personally executing residential appraisals included (but were not limited to), supervising the training of new appraiser’s, assignment of work, reviewing all residential appraisals, new client development and client relations. 

Prior to becoming an appraiser, spent twenty  xseven years as a Commissioned Officer in the U. S. Army retiring as a full Colonel.  Sixteen years spent in supervisory positions in Financial Management.

Since 1999, served as CEO of Ricketson Appraisal Services, Inc.

Bertie C. (Carolyn) Ricketson
Currently a Director of Ricketson Appraisal Services, Inc., a Georgia Real Estate Appraisal Company, serving the Lake Oconee Area and surrounding counties; became a Registered Real Estate Appraiser in July 1996 and a Certified Residential Appraiser in 2007; worked full  xtime as an Independent Contract Appraiser from September 1996 until forming Ricketson Appraisal Services, Inc. in November 1999.

Has experience appraising single family residential properties, small income producing residential properties and vacant land for lending institutions, mortgage companies, estates and individuals.  Also conducted research studies pertaining to market value of improved and vacant land for consultations and court cases and assisted associate appraisers with research and report preparation for commercial appraisals.

Prior to becoming an appraiser, had twenty  xtwo years experience in Personnel Management with the Federal Government.  Six years spent in supervisory positions. Two years experience in the Installment Loan Department with the C & S National Bank in Savannah, Georgia.

Since 1999, served as Co  xowner and CFO of Ricketson Appraisal Services, Inc.

Gregory B. (Greg) Ricketson
Currently a contract fee appraiser with Ricketson Appraisal Services, Inc., a Georgia Real Property Appraisal Company, serving the Lake Oconee Area and surrounding counties; became a Registered Real Property Appraiser in June 2005 and obtained the the current classification level of Certified Residential Appraiser in 2007. 

Part time Appraiser’s Assistant for two years prior to obtaining an appraiser’s license; Full  time Real Property Appraiser since June 2005, appraising single family residential properties and vacant land for lending institutions, mortgage companies, estates and individuals.  Also, conducted research pertaining to market value of improved and vacant land for commercial appraisals and court cases.

Obtained a Real Estate Agent license in 1996, worked full  xtime as a Real Estate Agent for approximately two years at that time.  Reactivated Real Estate Agent’s license in 2005 and have been working full  time as both a Real Estate Agent and Real Property Appraiser since that time.
